I'm going to say something that surprises almost every first-time buyer I meet:

There is a significant amount of money available to help you buy your first home in Tracy, California. Government-backed, legitimate programs — and most buyers have no idea they exist.

Here's what I mean.

Let's say you're looking at a $600,000 home in Tracy — which is right in the entry-level range for the market right now. Here's what you could potentially access:

Dream For All (CalHFA): Up to 20% of the purchase price as a down payment assistance loan. On a $600,000 home, that's up to $120,000. When you eventually sell or refinance, you repay the loan plus a share of the home's appreciation — but that means you're sharing upside on a home you never could have bought otherwise.

San Joaquin County Down Payment Assistance Program (DAP): Up to $40,000 in local assistance for low-to-moderate income buyers. This is a Tracy-specific program that too many buyers miss entirely because they're not working with an agent who knows the local landscape.

Forgivable Equity Builder Loan (CalHFA): 10% of the purchase price — on a $600K home, that's $60,000 — as a second loan that is completely forgiven after 5 years of living in the home. It converts from debt to equity while you're simply living your life.

MyHome Assistance: 3.5% of the purchase price as a deferred second mortgage. No monthly payments while you live there. On a $600K home: up to $21,000.

Before you even touch Dream For All, stacking MyHome with the San Joaquin County DAP could give you $61,000 in assistance. For a lot of buyers in today's market — especially anyone paying $3,000+ per month in Bay Area rent — that changes what's possible.

Tracy's entry-level homes run from about $525,000 to $650,000. The Edgewood neighborhood in particular is one of the best starting points — biking trails, commuter access, and realistic pricing for first-time buyers. Downtown Tracy and Legacy also have options in that accessible range.
